Check-in: Check-in time is between 4:00-7:00 p.m. If you require an arrival earlier than 4pm and you prefer immediate access to you room, we recommend reserving for the prior night to guarantee immediate access. If you require a late check in (after 7pm) you must contact us to make special arrangements.

Check-out: Check-out time is 11:00 a.m.

Rates: All room rates are for double occupancy. Room rates are subject to a 2% Ulster County bed tax rate and 8% NYS sales tax

Minimums: We have a 2 night minimum stay on weekends only. Call to reserve a 1 night stay mid-week.

Children: We have created an adult-oriented B&B for those who are looking to enjoy a quiet and relaxing retreat. For that reason we only accommodate children over the age of 12.

Pets: Out of respect for our other guest's allergies we are unable to accommodate pets.

Smoking: We are a smoke-free facility. Please no smoking inside the house. We can direct you to an outdoor facility where you may smoke. Guests who smoke in their room will be charged a $250 cleaning fee.

Owner's Rights: Watergrasshill B&B is privately owned and operated. Management reserves the right to refuse service to anyone. We will not be responsible for guest accidents or injury, or for the loss of money, jewelry, or valuables of any kind.

Property Issues: Any damages, stolen items, or broken items occurring during the stay will be the full financial responsibility of the guest. Any special clean-up resulting in damages caused by the guests will be charged to the credit card. Charges may need to be applied after guest departure as deemed necessary by the owner.
Room Cancellation Policy

If your travel plans change and you need to cancel your reservation, please call or email us 14 days before your stay and we would be happy to refund your payment less a $25 service charge per room night.

Within 2 weeks and up to 48 hours before your arrival, we will refund your payment provided that we are able to re-rent the room. A $25 service charge per room night will apply.

A cancellation within 48 hours of your arrival date or a no-show will be unable to receive any refund.
Workshop Cancellation Policy (for tickets purchased on our website)

Classes are not refundable. Please understand that our workshops have limited seating and cancellations greatly affect our business. We have a firm 7 day- cancellation policy for credit only) to ensure that we have enough time to re-fill your seat with another student. If you contact us within 7 days in advance will issue a credit to be used on a future class within 6 months. While we understand that things do happen, we are simply unable to accommodate last minute conflicts. You are always welcome to send someone in your place. Please note that tickets purchased on other sellers website are subject to their own cancellation policy. (example- calligraphy and ceramics classes)
ACCESSIBILITY STATEMENT
Watergrasshill Bed & Breakfast recognizes it has a responsibility to provide accessibility and usability to all visitors to our website. Relevant to standards set by the World Wide Webs Consortium's Web Content Accessibility Guideline (WCAG) and defined in the American's with Disabilities Act (ADA) will be used to guide our compliance efforts. Please understand that ours is an ongoing effort and that changes may, as necessary, be implemented to improve our compliance score.
Due to the historic age of the farmhouse, at this time our B&B guest rooms are not physically ADA accessible. Thank you for understanding.

COVID-19
At Watergrasshill Bed & Breakfast our guest's safety has always been our top priority. We have changed our daily routines and are following all CDC guidelines to ensure that our guests have a safe and comfortable stay. Based on the Governor's guidance, as of February 10, 2022 we will no longer require masks inside the B&B.
We have set up additional outdoor relaxation areas to offer a rejuvenating, private getaway. We have also implemented breakfast dining times and have redesigned our dining room to accommodate individual dining tables.
We have always been hyper alert in our cleaning processes however we have enhanced our practices to be extra cautious during these times. We always use the sanitize wash cycle on our dishwasher and extra care bleach in all of our laundry loads. We offer personal sized toiletries as well as hand sanitizers in all of the rooms. Guest rooms and public areas are disinfected before, and after guests visit and no clean linens are brought into the rooms until they have been disinfected.
